28x46 Sq ft Multistoried House Plan


Now days in urban area most of the plot owner wants to develop a multi-purpose house plans. This may include a sort of combining residential purpose house for owner and rental. The above shown house plan is developed for Chennai location. The elevation of house plans may not be very luxurious type but due the height and number of floors we can apply various features on balcony and over windows. And in case if the plot is corner facing, then we can get very good elevation features, balconies and cross ventilation in house. In these type house plans vastu can be neglected, because the focus is to have best comfortable living house for both owner and tenant. In these type of house plans there is dual costing of stairs, one is external stairs and one is internal for duplex part. The above mentioned house plans is built in 28x40 sq ft. The house plan is having both the plans- duplex house for owner and 1 bhk houses for rental on 1st floor and 2nd floor. The duplex portion is covering half of the built up area of 1st floor.


Details of Duplex house in the house plan are:
  1. 1.       On Ground floor- We have 2 car parking, some open space in front, 1 dining drawing area attached with open kitchen. The internal stairs are going up in dining area to 1st floor. On ground floor plan we have 1 common toilet. As we have designed rental homes on 1st and 2nd floor, that’s why we have planned an external stairs for accessing rental house portion.
  2. 2.       On 1st floor- First floor plan is combination of half duplex and half portion is 1bhk house for rental purpose. We have external stairs to access the other floors.
  3. 3.       On 2nd Floor we have two units of 1bhk house.
  4. 4.       The dimensions of bedrooms are 10x11 sq ft, a standard type in multi purpose houseplans. Kitchen size Is big in owners house, whether we have small kitchens in rental house.
